The special assessment to fund renovations and improvements at resort properties to which you have usage rights is due on February 25, 2010. If you have opted into the flexible payment option, the first payment is due on that date. The special assessment will be used to fund the improvements listed in detail, by resort, at the following web page: www.raintreelistens.com/improvements.
While the payment is due on February 25, 2010, the Disclaimer notice that allows the payments to be charged to a credit card must be completed and returned no later than February 19, 2010. Therefore, we urge Members to make your payment decision soon if you haven’t made it already. We want to ensure that all Members understand the payment options and how to submit the payment for the assessment.
We urge Members to complete the payment process as soon as possible. If you use the Disclaimer notice to establish payments to your credit card, the card will not be charged until February 25, 2010. If you do not use the Disclaimer notice, but instead call and give us your credit card information, it will be charged immediately. Completing the process early will ensure that you have ample time should you run into any issues. We anticipate that as the payment due date approaches, Members may have longer waits when calling Member Services for assistance.
For Raintree Vacation Club Members only, the easiest way to pay the special assessment, whether in one payment or through flexible payment options, is online. This option is not available to VOC or B-share members. Raintree Vacation Club Members can use the same procedure they use to pay maintenance fees online to pay their special assessment.
Online payment process
Raintree Vacation Club Members can pay online by:
- Go to www.raintreevacationclub.com and choose the “Members Only” tab at the top left.
- Login with your user name and password.
- Next choose the “Pay Maintenance Fees Online” option from the column of options on the left.
- Use the “clicking here” option in the first paragraph to take you to the payment sign-in page.
- Accept the “terms of use” and then follow the sign-in instructions. If you have already registered for online payment, log in with your email address and password. If not, register with your reference number and security number from your special assessment fee statement.
- Once you have logged in, hold your cursor over “Maintenance Fees” in the navigation bar and then select “Special Maintenance Information” from the drop-down menu.
- The amount of your special assessment will be listed under the “balance” column and a Disclaimer will automatically pop up. The Disclaimer is the authorization for payment through your credit card, which is required for online payment.
- After reading the terms and conditions, complete the Disclaimer with your credit card information and choose the payment option. Your choices include single payment, 3 monthly installments, 6 monthly installments and 12 monthly installments. Once you have completed the form and chosen your payment option, click on Accept and you will receive a screen confirming that your information has been stored.
- If you have problems seeing the disclaimer, your browser possibly has a pop-up blocker and you will have to unblock it.

Other Payment Options
If Members prefer to pay the special assessment in full by check, you can write your Member ID on the check, marking it payment for the special assessment, and writing it payable to RVC Members, LLC. Mail it to JP Morgan Chase, Attention: RVC Members, LCC, P.O. Box 203924, Houston, TX 77216-3924. Checks must be in U.S. currency.

When will my credit card be charged if I choose one of the flexible payment options? If you use the Disclaimer notice to arrange flexible payments through your credit card, your first payment will be charged to your credit card on or around February 25, 2010. Subsequent payments will be charged on or about the 25th of each following month until your payments are completed. So for the three-month option, your credit card will be charged in equal amounts on February 25, March 25 and April 25. If you choose the 12-month option, your payments will be monthly with the final payment on January 25, 2011.
What happens if I don’t pay the special assessment? The consequences of not paying the special assessment are the same as those of not paying maintenance fees and are detailed in each Member’s contract. Members whose accounts are not current will not be able to use their Membership. In most cases, contracts provide Members with two years to make overdue payments, after which their Membership is in default and reclaimed.
Is there any incentive for paying the special assessment in full? We understand that many Members want more time to pay your special assessment, so we have offered flexible payment options of 3, 6 and 12 months at no additional charge. However, the sooner you make your payment, the sooner you will have access to the Raintree Vacation Club Points matching credit promotion. Once Raintree has received your special assessment payment in full, Raintree will match your points with up to 100,000 Raintree Vacation Club Points to be exchanged through the External Exchange program RCI®Points. More details about this program are available by referencing the e-mail that was sent to Members in late October of 2009. Please note this is only for Raintree Members, not VOC or B-share. |
